What fails is what nobody ever sees

When a bathroom starts going wrong a couple of winters later, the fittings are almost never to blame. Water has worked past the tiling into a wall that was never sealed, or a floor with too much give has opened the joints. None of that is visible on the day the work finishes — which is exactly how a cheaper quote manages to leave it out.

How a project runs

Four stages, nothing unpleasant between them

Older property in and around York keeps its secrets — soft boarding under a bath, tile fixed onto bare lime plaster, pipework routed by somebody who never expected anyone to look. Whatever surfaces, you get a call before we continue, with the cost attached.

Measurements taken, boxing opened where it needs to be, the floor tested underfoot. Nothing is priced from a photograph.

A written price

Materials itemised apart from labour, with the number of days stated. Where a genuine choice exists, we cost both.

Installation

Strip-out, boarding, tanking and first fix, then tiling, sanitaryware, glass and floor. The same team each morning.

Handover

Everything run and watched for weeps, sealed, the room cleaned through, and each fitting shown to you before we go.

What should we budget for a new bathroom?

The range is broad, and the sanitaryware is rarely the biggest element of it. A compact shower room and a principal bathroom finished in full-height porcelain sit a long way apart. Our quote separates labour from materials, so it is obvious which choices are carrying the cost and which you might reconsider.

How long will the room be out of use?

Budget for most of a week on a complete installation; shower rooms and like-for-like replacements finish sooner. Where the house has a single bathroom we order the work to bring the WC back into service quickly, and we will be honest about which days are the awkward ones.

Do you supply the suite, or do we?

Whichever you prefer. Many customers have already chosen everything down to the brassware. Others hand us a budget and a general direction and ask us to return with two or three options. Both work perfectly well.

What happens to the existing bathroom?

It leaves with us. Sanitaryware, tiling, floor covering and debris are all removed from the property, and the room is swept and wiped before it comes back to you.

Can you take a bath out and put a walk-in shower in?

Yes, and it is the request we receive most often. The bath comes out, services are repositioned, the walls are boarded and tanked, then the tray, screen and tiling follow. In a room of ordinary size it is a matter of days.

What separates a wet room from a shower room?

The tray. A shower room has one, with glass enclosing it. A wet room does not — the floor itself is tanked and graded toward a drain, so there is no threshold at all. Wet rooms need more preparation but they are unmatched where stepping over anything is difficult.

Is the tiling and electrical work included?

It is. Walls, floors, panelling, and the electrical side too — recessed lighting, extraction and shaver sockets. One team carries out all of it, which is why no part of the job stands idle waiting on another trade.

Our house is old and the walls lean. Will that be a problem?

Not in the least. A great deal of property in and around York is Georgian, Victorian or older, with lath, lime plaster and floors that have moved over a century or two. It shapes how we set out and where we pack, not whether the work can be done well.

Do you charge for quoting?

No. Someone comes and looks at the room properly, and a written price follows. Nothing further happens unless you contact us again — we do not chase people.

Which areas do you cover?

York and the surrounding villages — Acomb, Clifton, Fulford, Haxby, Huntington, Dunnington, Copmanthorpe, Bishopthorpe, Poppleton, Strensall and Stamford Bridge among them — along with Easingwold and Selby. If you are a little outside that, call and ask.
